Phase I Environmental Site Assessments
.jpg)
As of November 1, 2006, parties must comply with the requirements of the All Appropriate Inquiries Final Rule, or follow the standards set forth in the ASTM E1527-05 Phase I Environmental Site Assessment Process, to satisfy the statutory requirements for conducting all appropriate inquiries. All appropriate inquiries must be conducted in compliance with either of these standards to obtain protection from potential liability under CERCLA as an innocent landowner, a contiguous property owner, or a bona fide prospective purchaser. -epa.gov
David Vieau, President of Vieau Associates, is one of a few instructors selected by ASTM International to teach the Standards on Environmental Site Assessments throughout the US and
internationally. He has been instrumental in the development of the Standards, course materials and presentation. Few in the profession are afforded such comprehensive exposure to the range of "good commercial and customary practice" in environmental due diligence.
Mr. Vieau's extensive knowledge of the environmental site assessment process has been crucial in the development of our highly informed and experienced staff of environmental professionals. We understand the fast pace nature of real estate transactions, importance of cost effective delivery of results, and the appropriate level of due diligence for each individual project.
The typical scope of a Phase I Environmental Site Assessment includes the following:
- Historical Land Use Records Review
- Government Records Review
- Site Reconnaissance
- Interviews with an owners, occupants, and local government officials
In addition, Vieau Associates is familiar with numerous client specific Phase I assessment scopes including Phase I plus items such as evaluation for asbestos, lead-based paint, lead in drinking water, radon, mold, vapor intrusion, and designated wetlands.
